Our Focus

The Integrated Design Build Model

Feasibility & Regulatory Analysis

We manage the initial planning to ensure your project layout adheres to all Zoning, RIDEM, and CRMC coastal requirements before the design begins.

Owner-Centric Design & Science

We bridge aesthetic vision with building science. By controlling the design of the thermal enclosure and mechanical systems, we ensure long-term coastal resilience without compromising your architectural intent.

The Path to Net Zero

We use proprietary modeling to find the optimized equilibrium between the home's shell, mechanical systems, and solar array. This results in a structure that maintains its climate with minimal energy while providing superior indoor air quality.

Project Continuity & Execution

The professionals who design your project directly oversee the construction. Execution is managed on-site daily, where we work alongside our own team of carpenters to translate complex plans into a high-performance reality.

Where We Build

Service Areas

NJ&J Builders works across coastal Rhode Island — each town has its own permitting, flood, and zoning environment, and our integrated design-build approach is built around that reality.

Frequently Asked Questions

What does NJ&J Builders specialize in?

Custom coastal home construction in Rhode Island — design-build delivery from architectural design through field execution, with a focus on Net Zero homes, FEMA-compliant coastal builds, and historic renovations. NJ&J has been a Rhode Island Licensed General Contractor (#17761) since 1999.

What towns in Rhode Island do you serve?

We serve South County and the surrounding coast: South Kingstown (Wakefield, Matunuck), Narragansett, Charlestown, Westerly, Newport, Jamestown, and North Kingstown. Our office is at 375 Oakwoods Drive in Wakefield.

Do you build Net Zero homes?

Yes — Net Zero is our strategic focus. We design and build all-electric custom homes with continuous thermal envelope detailing, heat pumps, solar PV, battery storage, and ERV ventilation, all sized via Manual J energy modeling and DOE Efficient New Homes standards.

Can you handle CRMC and FEMA flood-zone permitting?

Yes. We manage CRMC, RIDEM, and local permitting end-to-end and design coastal homes for AE and VE flood zones with finished-floor elevation, breakaway-wall, and high-wind structural compliance. Structural engineering for coastal projects is provided by South County Design Group, an independent service provider.

How does your design-build model work?

Single-team accountability from concept through completion. The same team that produces the documents — architectural design, building science analysis, permitting — coordinates the work in the field, eliminating the gaps that typically arise between architect, engineer, and contractor.
